The Cox Enterprises Facilities Management and Corporate Services Departments are looking for a Senior Facilities Manager. This position reports directly to the Senior Director of Facility Management and Corporate Services. This role will manage the daily facilities operational functions and services for the CAI-SPIERS New Technology warehouses at Oklahoma City, OK; Belleville, MI; and Las Vegas, NV. The Manager will ensure that the needs of both internal and external customers are effectively met. The Senior Facilities Manager oversees day-to-day operational support functions for the three warehouse and attached office spaces which include, but are not necessarily limited to: maintenance programs, facility contracts/vendor agreements, energy conservation, office equipment and furnishings procurement. This role will also assist with the planning, designing, engineering efforts and help to build out along with existing facility modifications, renovations, or retrofits. This position requires onsite inspections of work and coordination with contracted design, construction, or service companies on an “as needed basisâ€. The Senior Facilities Manager will also ensure the facility is “in compliance with†all company, local, state, and federal requirements, codes, and regulations. The Senior Facilities Manager will maintain a strong customer service-oriented focus and may perform other duties as required.
PRIMARY RESPONSIBILITIES AND ESSENTIAL FUNCTIONS
Ensures maintenance of all building systems and facility assets within the facility and surrounding property and the safety of all assigned personnel.
Ensures cost control, quality, and completeness of work and expedient reactions to emergency situations.
Provides timely and responsive support to all internal and external customers, vendors, and service providers.
Coordinates and supports the pre-qualification, bidding, proposal evaluation and selection process for all facilities related construction, repair, service and maintenance contracts and agreements.
May develop ROI (Return on Investment)/Life Cycle analysis as it relates to facility management and assures approved projects, repairs and maintenance are documented accurately to meet established budgets.
Coordinates facility management activities with other peers in the department to ensure decisions are consistent with existing business plans, initiatives, and operations guidelines.
Maintains Critical Building Infrastructure including, but not limited to, UPS, Battery Backups, Generators and HVAC systems, electrical and low voltage systems. Manages vendors, contractors, and professional consultants which may include designers, contractors, space planners, MEP trades, fire/life safety systems, housekeeping personnel, waste removal companies, window cleaning services, etc.
Provides leadership, coaching and counseling to staff or team members. Includes assigning and developing department, team and individual goals and performance management, as applicable.
Develops strategic & feasibility studies/analysis and long-range facility plans.
Manages and/or acts as primary point of contact for moves, space planning, design and construction projects within the facility.
Responds to emergency calls (24/7/365), assumes lead role evaluating damages and takes necessary steps to protect customers, employees, and property. Responsible for notifying and maintaining communications with leadership.
Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide outstanding customer service.
Maintains documentation of Life Safety Systems/Fire Suppression systems.
Coordinates with Corporate Security and Risk Management on BCP, OSHA, ADA, safety, and other related facility matters including evacuation procedures and natural disasters.
Manages vendors, contractors, and professional consultants; assures that all contracts, designs, and vendor performance are in accordance with CEI requirements. Performs other duties as required.
Qualifications:

Typically requires BS/BA in a related discipline and 10 years of experience in related field.
Certification may be required in some areas.
Valid State-Issued driver's license and an acceptable driving record.
Positive attitude with the willingness to go the extra mile in a fast paced, customer service-oriented environment.
Strong organizational skills, detail oriented with good follow through skills.
Excellent written and oral communication skills are required to work effectively with teams throughout the organization.
Strong math skills and a good working knowledge of Microsoft Office (Excel, Word, and Power Point) and Outlook.
Previous Construction Management, Project Management or Facilities Management experience leading teams.
Will be working with a "work order" system which will include the opening and closing of work order tickets, distribution to staff members, and ensuring KPI and metrics are met.
Preferred
Experience in both warehouse and office environments.
Experience overseeing multiple locations.
Certification is preferred in some facility related area but not mandatory. (Building Maintenance, HVAC, Electrical, etc.)
Experience and/or knowledge of operating commercial chillers, cooling towers, boilers, HVAC, VFD drives and pumps.
Experience and/or knowledge of operating automated Building Management Systems to include Central Plant and Lightening.
Manages Service, Production, or Support employees via subordinate supervisors OR a team of exempt professional individual contributors and associated support staff, with primary responsibility for overseeing special groups/projects or processes; Ensures performance planning, coaching, and evaluation occurs per policy; Recommends pay adjustments and promotions; Directly leverages, influences, and has on-going access to non-reporting resources.
Typically supervises a facility support staff; may also supervise team leaders or project team; activities are typically more diverse covering multiple functions. Activities may be highly specific, and complex focused on a single subject matter or maybe responsible for complex projects having significant scope/impact to business operations.
Solutions require analysis and investigation beyond what might have been applied in past experiences; problems are broadly defined and require interpretation, research, collaboration, and documentation.
Manages a part of a facility support staff or project team; Supervises, coordinates, provides leadership to, and reviews the work of facility management subordinates in order to accomplish operational plans and results; estimates staffing needs, schedules and assigns work to direct reports, sub-units and/or project team to meet service and budget targets.
Environment and Working Conditions
Works in office and outdoor environments, exposure to inclement weather.
Travel involves exposure to traffic situations including emergency responses both day and night.
Repeated bending, lifting, reaching, sitting, kneeling, navigating stairs, standing and carrying parts, tools and supplies up to 80 pounds.
May require occasional use of ladder or stepstool, furniture dolly, hydraulic lift gate, tie-down straps, etc.

May encounter customer PII (Personal Identifying Information) in performance of duties.
May develop/encounter drawings and hypotheticals that could impact various groups and absolute discretion is required

Assists with development and managing Facility's Capital projects, O&M budgets, and operating expense.
