Cox Enterprises is hiring a Real Estate Transaction Manager to join our team! The Real Estate Transaction Manager will report to a Senior Transaction Manager to focus on forming and executing real estate strategy for internal Cox businesses across a wide array of property types. They will manage and plan for lease critical dates, coordinate portfolio reviews and implement the company’s strategic real estate plan. They will also underwrite and perform real estate diligence of target companies in support of the Cox M&A growth strategy.

Core Responsibilities:                

Manage real estate transactions, including lease renewals, lease acquisitions, and relocations, lease terminations and buyouts, new acquisitions and dispositions of land, buildings, and tower sites.

Perform real estate diligence activities (summarize/abstract lease obligations, review surveys, coordinate environmental studies, etc.) in support of Cox M&A operations.

Coordinate with and direct nationwide brokerage consultants.

Coordinate legal review and direct negotiation of transaction documents (leases, purchase and sale agreements, easements, etc.).

Gather and interpret real estate market information.

Guide and implement strategic real estate direction to differing Cox entities.

Develop market overview presentations for internal customers.

Manage operational transactions including easements, condemnations, encroachments, etc.

Review lease language to provide interpretation and guidance to the field.

This individual should have a working knowledge of commercial real estate with the goal of being able to understand, analyze, and direct transactions. They should possess a basic understanding of real estate contracts and mechanics. This individual should be comfortable in a team environment and be able to work for and manage the expectations of various groups and stakeholders.

Qualifications:

Education:

Required: High school diploma or equivalent.

Preferred: College degree, preferably in Real Estate, Finance, Business, or Economics.

Experience:

Required: 1-3 years in the commercial real estate industry.

Preferred: 3-5 years experience executing/managing commercial real estate transactions. Experience working with corporate M&A transactions is a plus.

Job Requirements:

Demonstrated track record of managing multiple projects at varying points of completion simultaneously.

Strong negotiation skills.

Aptitude for creative problem-solving.

Ability and desire to work in a team environment.

Attention to detail.

Strong written and verbal communication skills.

Proficient with Microsoft Office Suite, including Excel and PowerPoint.

Understanding of commercial real estate contracts and transaction mechanisms.

Flexible attitude and ability to adjust quickly to changing circumstances.

Capable of communicating with and presenting to all levels of management and stakeholders.

The ability to perform financial analysis is a plus, but not required.
