The Global Director Real Estate Portfolio Manager (GDRE) will help create strategy and leadership, in conjunction with the other delivery centers, delivering global workplace solutions. The leader will be responsible for developing, transforming, and executing a cost-effective and sustainable hybrid workplace strategy to be leveraged across The Coca-Cola Company’s global footprint of leased and owned locations.
This GDRE serves as the senior management lead and subject matter expert for creating a global real estate portfolio strategy.
Key Accountabilities:
- Create a Long-Range Plan (5-year) and vision for global real estate/workplace portfolio modernization and rationalization, incorporating input from many global stakeholders. Build a business case for change and obtain buy-in from senior leadership team. Develop and lead a prototyping/testing process and learn, iterate, repeat.
- As the principal driver and owner of, new and existing, global real estate strategies the GDRE will manage all global real estate transactions, including development and communication of standard measures and critical data points to ensure a disciplined approach to corporate real estate. The GDRE will partner with HR, Technology, Legal, and the Operating Units, to lead sustainable real estate practices, market selection, site review, strategic short term and long-term planning, due diligence, negotiations, legal documentation, and reporting
- Provide financial leadership for real estate planning purposes across operating and capital budgets, identifying opportunities for costs savings and to balance quality/value and spend. Coordinate with key partners on short and long-term operating and capital needs
- Partner with Global Workplace Solutions Capability Centers (Workplace Experience & Wellbeing, Operations) and the Regional Service Delivery teams, enabling partners (HR, IT, Finance) and 3rd party providers to align and evolve the integration of real estate, workplace and digital strategies to standardize and improve the employee experience
- Define occupancy strategy and guidelines to enhance the workplace, reduce costs of occupancy, increase portfolio flexibility to reduce business risk and improve program delivery
- Measure the effectiveness of the workplace strategy through any pilots and completed projects to deliver a balanced scorecard of the program effectiveness
- Lead influential, dynamic, real estate/workplace alignment discussions and manage relationships at the senior management level
- Serve as an internal expert on global real estate/workplace industry, market trends, and activities. Develop an HQ and global real estate strategy according to emerging trends and the current market dynamics to provide recommendations on how TCCC should prepare for and respond while considering collaboration and innovation to enable growth through work environments that enhance employee experience, access top talent, improve efficiency, and reduce risk and cost; represent The Coca-Cola Company at industry events, speaking events etc.
QUALIFICATIONS / COMPENTENCIES / SKILLS:
- 15+ years of progressive leadership experience in corporate real estate and/or workplace strategy /facility development/management. Global experience in a Fortune 100 company strongly preferred
- Demonstrated excellence in stakeholder management, change management, customer service and building productive partnerships at all levels within a complex matrix organization
- Collaborative and result oriented leadership style with experience developing strategic initiatives aligned with the organizations business objectives
- Strong financial acumen with cash flow and P&L and transaction management skills, ideally with relevant experience leading workplace strategy and transformation, including real estate investment principles
- Strong executive and general management acumen and experience
- Comfort with ambiguity and rapid change

RELATED EXPERIENCE REQUIREMENTS/ QUALIFICATIONS:
- Experience making data-driven recommendations supported by thorough analysis using financial information and other relevant empirical data with an ability to influence the executive management effectively
- Real estate management experience – involving transaction management in a corporate environment (including valuation, markets, deal structuring, and property management)
- Knowledge of industry trends and leading practices with respect to workplace strategy and innovation
- Involvement with relevant industry organizations and knowledge of key thought leadership
- The ability to create and articulate an inspiring vision for the organization, not only for the areas s/he is directly responsible for, but the enterprise as a whole
- An entrepreneurial and creative approach to developing new, innovative ideas that will stretch the organization and push the boundaries within the industry
- The ability to effectively balance the desire/need for broad change with an understanding of how much change the organization is capable of handling, to create realistic goals and implementation plans that are achievable and successful
EDUCATIONAL REQUIREMENTS:
Bachelor's degree in Business, Engineering, Facilities Management, Architecture, Interior Design, or another similar discipline is required. MBA or Masters’ degree is desirable
TRAVEL REQUIREMENTS:
Global travel – 25 – 35%
