We are currently looking to recruit a Reactive Maintenance Surveyor to support the Compliance and Maintenance Manager in ensuring the first-class delivery of Building Services.
What you will be doing:
To deliver a Reactive Works service in accordance with the Annual Work Plan
To facilitate and arrange maintenance and property inspections for defect diagnosis, improvement or small schemes
To take a lead role in the delivery of a Reactive Maintenance multi-property programme involving initial inspection, specifying, tendering, appointing contractors, supervising works and acting as Contract Administrator culminating in quality measurement and sign off
To undertake ad-hoc inspections of properties post works, dispute resolution or quality control.
To advise the Compliance and Maintenance Manager and internal clients on matters relating to minor repairs, maintenance and alterations
To review reactive requests and take appropriate action including securing financial commitment.
To record low priority non-essential works as outstanding and add to the Annual Work Plan with relevant prioritisation
To programme and complete routine reactive repairs in line with KPI’s
To liaise with the Building Liaison Officer and Schools Liaison Officer, FM team and custodians to agree the course of action for works and close outstanding actions
To review reactive requests and liaise directly with the technical leads for more complex or larger works/projects
To ensure good communication between all parties and to proactively facilitate multi-party communication for purposes of obtaining successful outcomes for property problems
To appoint and work in conjunction with external consultants for the delivery of specialist services
To ensure that all works are carried out in accordance with legislative requirements, industry best practice and in conjunction with the wider Building Services team
To produce regular and ad-hoc reports and management information as required
What we’re looking for:
A proven record of maintenance inspections, defect diagnosis and repair management to occupied buildings
An understanding of statutory compliance and health and safety issues as they affect property
Excellent communication skills – both verbal and written
Ability to work under own initiative and work as part as a team or individually
A good problem solver who also possesses good organisational and administration skills
An awareness of the local government environment
Previous experience of all Microsoft applications
Someone who is Solution driven and solution focussed
A Surveying qualification would be advantageous
