POSITION BRIEF
This individual will be responsible for providing the highest quality service to RPG clients and reports directly to the RPG Director Portfolio Management. This individual will be a direct point of contact and have direct responsibility and accountability for managing a portfolio of client owned real estate within an assigned geographic territory. This individual is responsible and accountable for all aspects of the management of their assigned portfolio in a manner that is consistent with the client’s goals. A minimum of 25% travel within assigned territory is required.
PRINCIPAL RESONSIBILITIES
Manage and be the direct point of contact for a portfolio of client owned real estate within an assigned geographic territory:
Effectively manage the transaction activity process related to leases and/or dispositions including the negotiation of lease agreements, amendments, collateral security agreements, etc.
Meet or exceed all goals and objectives within assigned geographic portfolio
Analyze and mange client’s portfolio in a proactive manner by proposing transactions that will assure maximum value-added results for the client
Process lease and purchase inquires for client owned property
Review and analyze leased properties for rent increases
Identify client properties to be leased or terminated.
Assemble and submit the information required by client to approve properties for and/or lease
Proactively market client properties for lease
Conduct site inspections of lease sites and property that might be considered for lease
Monitor critical dates in the lease portfolio (expirations, renewals, etc.)
Respond and handle property management issues
Cross-train with Lease Administrator
Consistently provide the highest quality service to Rail Practice Group clients
Serve as an information resource for the client- conduct research, compile date and perform special projects
Develop and maintain positive relationships with client’s internal departments
Update and maintain the information related to your projects in the transaction databases
Travel within assigned territory as necessary (Minimum 25% travel within assigned territory required)
Perform other related duties as assigned
QUALIFICATIONS
Related bachelor’s degree or equivalent experience
Three + years real estate experience, preferably with some direct transaction background
Valid real estate license(s) for state(s) in which conducting business
Strong leadership, organizational, interpersonal, analytical and communication ski8lls
Ability to work independently
Thorough working knowledge of Microsoft Word, Excel
