Trainee 

JOB SUMMARY

The Trainee will focus on learning the operations and maintenance of facility equipment on all systems. Individuals are expected to learn technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.

 

JOB RESPONSIBILITIES

Maintenance

Assist with surveying all light fixtures and replace light bulbs as needed

Aid with special tasks that include but are not limited to; painting, locksmith work, client services requests, special cleaning, and general maintenance as assigned

Assists other operational staff members in repair and maintenance of building equipment and compliance with all required maintenance and safety audits

Work with direct Engineer oversight to monitor operation and maintain refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; recording readings as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions.

Help maintain tools and orders supplies as required for various equipment repairs.

Maintain a clean and safe work environment

Work with Engineer to visually inspect machinery and buildings.

Ability to frequently walk up and down stairs for inspections and emergency procedure practice or implementation.

Equipment inspections require getting on hands and knees to reach areas difficult to access

Any and other duties and tasks assigned.

Management/Administrative

Help Engineer use computerized maintenance management work order system (CMMS) to open and close work orders.

Assist with building automation system (BAS) to operate and monitor equipment functionality

Work with Engineer to keep logs, documents equipment repairs, closes work orders, tracks time accurately in reports and provides timely and constant communication with the Operations Manager and Lead Engineer.

Complies with policies for the safe storage, usage and disposal of hazardous materials

Assist with maintaining records for work completed in a neat and organized manner

Safety

Always perform work in a safe manner in compliance with Jones Lang LaSalle and client policies and requirements

Identify and rectify safety hazards

Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace

Perform periodic checks of tool and instrument inventory

Comply with all safety training requirements

Track and report accidents, incidents and near misses

Comply with Jones Lang LaSalle and client security and environmental policies and procedures

EDUCATION AND EXPERIENCE

High School diploma or GED equivalent

Participation in union sponsored Trainee program required

Working knowledge of computer applications including CMMS, BAS, Word and Excel preferred

Ability to analyse the operation of various systems, determine the cause of any problems/malfunctions and self-perform corrective action and repairs as required

Ability to develop productive working relationship with key stakeholders and work collaboratively with client personnel and other third parties in order to enhance the experience of facility users

PHYSICAL REQUIREMENTS

Ability to lift 50 pounds.

Ability to detect emergency alarms - auditory and/or visual

Ability to frequently walk up and down stairs for inspections and emergency procedure practice or implementation.

Ability to climb ladders up to 40 feet and lift 60 lbs repeatedly

Ability to bend, sit, kneel, squat, stand, reach and lay as required to access equipment components for extended periods of time.

Ability to frequently walk up and down stairs for inspections and emergency procedure practice or implementation.

Equipment inspections require getting on hands and knees to reach areas difficult to access

Ability to work exposed to heat, sunlight, rain, cold, daylight and night-time hours as required.
