Custodial Services Building Manager

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Leads shift operations and directs vendors and subcontractors.  

Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment and grounds.  

Working under limited supervision, monitors building system operations and performance.

Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.

Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

Leads shift operations, assigns work orders, and/or provides technical and procedural training of coworkers and subcontractors. Arranges for subcontractors as needed.

Reviews monthly tenant service request summaries to pinpoint and correct recurrent operational problems.

Responds in a courteous and timely manner to all School questions, complaints or requests.

Performs maintenance and repair work on the interior and exterior of building.

Monitor supplies and inventory in a timely and efficient manner, minimizing waste and ensuring that equipment is prepared and operational for the next shift.

Inspects work assignments of staff to ensure that work is completed in a timely manner and within specifications.

Manages shift operations including staff scheduling, training and coaching.

Maintains regular attendance, is consistently on time, and observes prescribed work, break and meal periods in compliance with standards.

Maintains high standards of personal appearance and grooming, which include compliance with the dress code.

Performs any other duties as requested by supervisor.

Minimum Requirements

  • Electrical License preferred 
  • At least 2 years of experience supervising a work crew is required.
  • Experience with commercial cleaning industry is a big plus.
  • Experience effectively managing teams: solid staff retention, counseling and developing team members, etc. MS Office (Outlook, Word, Excel) proficiency required.
  • Valid Driver's License and satisfactory driving record is required to operate company vehicles to and from customer work sites.
  • Proven ability to handle confidential information with discretion.
  • Detail-oriented with a high level of accuracy.
  • Strong organizational, multi-tasking, and prioritization skills.
  • Excellent interpersonal and communication skills, including ability to give effective presentations to small and large groups.
  • Resourceful team player with a positive outlook and approachable demeanor.

Schedule:

  • Monday to Friday
  • On call weekends

Experience:

  • Work crew supervisory: 2 years (Required)

Education:

  • High school or equivalent (Required)
