Job Description

ABM is currently seeking a Chief Mechanical Engineer with mechanical and troubleshooting skills, communicates well, interacts well with the Building Ownership, the tenants of the building, as well as with fellow ABM staff, and is motivated and willing to go above and beyond to deliver for our clients. This position requires the ability to work independently, with forward thinking and understanding of building systems and their effect on tenant comfort and operations.

Essential Functions are listed below but not limited to:

• Ensure safe and proper operations of HVAC, Fire Life Safety equipment and electrical systems
• Perform minor plumbing repairs
• Operate, maintain, and repair all auxiliary equipment associated with HVAC operations (water source heat pumps, towers & pumps, Boilers, RTUs, CRACs,).
• Maintain compliance with building and local codes.
• Complete inspections on time (fire alarm, fire pump, sprinkler, elevator, pressure vessel, boiler, generator).
• Complete all work orders on time.
• Ensure that proper housekeeping is maintained in all mechanical areas.
• Submit work requests for work to be done on equipment needing attention.
• Sign and perform tasks in logbook on a daily basis.
• Monitor all available information of all Facility Support Systems displayed on the computer BMS. Follow up on any issues as they arise.
• Support building owners and their assigned representatives for information and execution of repairs and capital projects.
• Purchasing repair and maintenance parts as need.
• Snow removal
• Oversight of Security, Housekeeping, Facility Coordinator, and Greeter Program
• Support and facilitate as needed building financial operations.

Minimum Requirements

Experience in the following areas are required:

• DX Self Contained units
• Cooling tower maintenance
• Pump and motor maintenance and repair
• Water source heat pumps
• Tridium Niagra AX BMS
• Electrical switchgear & associated 480-volt distribution systems, emergency generators.
• Plumbing
• Water Treatment
• Fire-Life Safety systems operational experience.

Requirements

• 4-5+ years related experience required.
• MD 1st License required.
• Universal CFC license required.
• Experience working in a commercial office or medical facilities environment required.
• Experience working in a health care environment is highly preferred but not required.
• Ability to keep organized documentation of logs, Work orders, and Preventative Maintenance Work Orders on all equipment.
• Proficiency in computerized work order systems (CMMS), email, word processing and spreadsheets. Experience with Corrigo CMMS preferred but not required.
• Proficiency with hand tools ad test equipment (multimeter, amprobe, refrigerant manifold gauge set, etc.)
• Demonstrated troubleshooting ability.
