The Assistant Chief Engineer reports to the Chief Engineer and provides administrative and technical support for the operation and maintenance of the building(s). Assists with the building engineering staff in conjunction with the Property Manager for issues affecting their properties. Issues may range from tenant improvement work to preventive maintenance and repair of all building systems. This must be done in a manner that not only protects, but also maximizes the value of the property. The Assistant Chief Engineer must exhibit outstanding client service and professionalism in all interactions with tenants and staff. Teamwork and collaboration are critical to this position’s success. May be responsible for more than one site.

Job Description

  • Audit Operations - Ensure operating personnel are capable of handling tasks (qualified people are in place), people are productive and in compliance with OSHA and EPA.  Ensure that training is being provided to less qualified staff members.  Ensure that proper bid procedures are being followed.  Ensure that best prices for commodities are being obtained.  Ensure that service contractors are performing work properly.
  • Project Management - Ensure project is well defined and understood, develop effective project plan which results in project results that meet cost, schedule, quality, functionality objectives (short and long term) and compliance with business controls.
  • Operate, maintain and repair all boilers, heaters, pumps, valves, appurtenances, and lines used in the distribution of heated processed water
  • Operate, maintain and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature
  • Operate, maintain and repair pumps, handlines brines or other secondary refrigerating liquids, together with all valves, appurtenances and lines used in the system
  • Operate, maintain and repair air compressors, together with distribution lines and all valves and devices for air control
  • Operate, maintain and repair all natural and manufactured gas distribution lines, including all valves and control devices
  • Operate, maintain and repair water softeners, piping and pumps used in conjunction with water distribution, including all sinks, toilet bowls, supply lines and water lines
  • Operate, maintain and repair all types of electrical motors and engines to power pumps, compressors and fans
  • Operate, maintain and repair of fuel systems including pumps, valves, lines, controls and fuel tanks
  • Operate, maintain and repair sanitary sewer systems, including sump pumps, basins, water closets, urinals and piping
  • Maintain electrical power distribution and auxiliaries for the building's lighting, mechanical, plumbing and control components including lighting maintenance
  • Maintain proper operations during seasonal changes and recalibrate controls based upon seasonal conditions to assure energy efficient operation
  • Maintain all equipment as required per the Preventive Maintenance Program.  The Preventive Maintenance program will be scheduled to meet the manufacturer's required services specifications
  • Life/Safety and security systems - Equipment maintenance applicable in Engineer's scope will be included
  • Operate, maintain and repair plumbing fixtures to include toilets, sink, drinking fountains and urinals.
  • Light tile repair and maintenance.
  • Operate, maintain and repair light fixtures, LED, high pressure sodium and metal halide.
  • Operate, maintain and repair automatic sliding doors and garage doors
  • Other duties and responsibilities as requested by Building Management
  • Prioritize work for subordinate Building Engineers
  • Operate, maintain and repair Belimo and Honeywell actuators
  • Operate, maintain and repair Air Handler Units
  • Operate, maintain and repair Fan Coil Units
  • Operate, maintain and repair Cabinet Unit Heaters
  • Operate, maintain and repair Proper Understanding of Building Automation Operation
  • Experience in wood working is a plus
  • Experience in event setup is a plus
     

Minimum Requirements

  • 5 years’ experience in commercial building maintenance or engineering
  • HVAC or electrical technical school training preferred.
  • Must have good Verbal communication skills with management and ABM support departments and our customers
  • Ability to recognize and prioritize Facility Modification submissions and Management of awarded jobs, interface directly with vendors and District Managers in the updating of all emergency P1 work being formed within his/her court facility
  • Knowledge of MS Office including Word, Excel, Outlook and PowerPoint
  • Proven ability to understand CAFM computerized Facility Management program
  • Special Boiler License or Ability to obtain in first 90 days
  • EPA type 2 refrigeration license or ability to obtain in first 90 days
  • Lift certification or ability to obtain in first 90 days
  • May perform other duties as assigned
