Job Description
Responsible for multi-site custodial operations and on-site leadership of assigned campuses. Establish and follow routine cleaning and maintenance procedures to maintain a high standard of safety, cleanliness, and efficiency of building operations and grounds. Has direct responsibility for supervising custodians for assigned campuses, staffing all shifts with leads and service personnel including training.
Responsibilities and Duties:
- Assign work to campus custodians and oversee completion according to district standards. Train new personal and retrain when necessary.
- Ensure all time sheets are completed and submitted for review, including event time sheets.
- Review labor variances, budgets and inventory control to ensure labor and supplies are within budget.
- Coordinate and ensure staffing of all extracurricular functions at the at assigned buildings.
- Respond to customer inquiries, discuss and resolve with customer pending and complaints and feedback. Work closely with frontline personnel to meet customer’s needs.
- Identify and train personnel to meet their development needs and complete documentation to support the training.
- Inform Project Manager of the status of work, identify potential issues and recommend appropriate action.
- Perform other duties assigned.
- Answer phone calls and text after normal working hours.
- Be available in case of call outs and emergencies.

- Enforce ABM policies and procedures through mentoring and coaching of frontline personal
- Implement and maintain established cleaning schedules that include emptying waste and cleaning floors, windows, furniture, equipment, and restrooms.
- Keep school building and grounds, including sidewalks, driveways, parking lots, and play areas, neat and clean.
- Comply with local laws and procedures for storage and disposal of trash.
- Perform safety and building inspections weekly or more often as needed. Inform the Project/Account manager of problem areas.
- Make minor building repairs as needed and report needed major repair to campus secretary and supervisor
- Ensure energy cost are regulated to ensure economical usage of fuel, water, and electricity.
- Ensure personal are setting up facilities for regular and special events and move furniture or equipment within building as directed by principal. Assist as needed.
- Ensure that procedures for locking, checking, and safeguarding facilities are followed.
- Inspect machines and equipment for safety and efficiency. Report any equipment that needs repair to the Project/Account manager immediately.
- Follow established safety procedures and techniques to perform job duties, including lifting and climbing. Operate tools and equipment according to established safety procedures.
- Correct unsafe conditions in work area and promptly report any conditions that are not immediately correctable to supervisor.
Minimum Requirements
- High School diploma required. Higher level of education is preferred.
- Minimum of three years of supervisory experience in a service-related field with high customer/client contact.
- Three to five years of custodial, facilities, or other closely related industry experience required.
- Strong service/quality attitude.
- Ability to plan, organize, prioritize, and achieve effective time management.
- Ability to work under pressure and meet established goals and objectives.
- Strong public speaking skills.
- Sense of urgency & ability to meet deadlines; self-directed.
